Sherwoods provide a Full Management service for Residential Blocks of flats for either Freeholder or Management Company / Residents Associations.
We are pleased to offer the services below within our basic fee.
- Collection of service charges
- Preparation of annual budget
- Management of communal areas
- Administration of insurance
- Organisation of residents meetings and taking of minutes
- Preparation of end of year accounts
- Company secretarial duties
Service Charges
- The preparation and despatch of Notices regarding Ground rent and Interim Service Charge demands. This will be done on either a yearly or half yearly basis. Payments will be collected and recorded along with arrears reminders if required.
Budgeting
- An annual proposed Budget of Income and Expenditure will be prepared and agreed with the Management Company Directors / Residents Association. This will include charges for buildings insurance, health & safety, cleaning, gardening and regular maintenance as well as the reserve fund.
Management of Communal Areas
- Includes the employment, regular supervision and payment of cleaners, gardeners and window cleaners as required. The invitation of placing of contracts for maintenance where applicable. Checking and payment of all tradesman and contractors invoices and accounts. Inspecting and supervising of all ordinary minor repairs for which the Management Company is responsible along with a yearly site inspection.
Meetings and AGM's
- Arranging both the AGM and directors meetings, preparing and distributing the notices and agenda, chairing of meetings and taking, typing and distribution of minutes.
Accounting Services
- Our accounting services include the day to day accounting of maintenance records, liaison with accountants if necessary. Preparation and distribution of annual maintenance accounts and the monitoring of expenditure against budget, including the administration of the reserve fund where applicable, administration of block insurance and any insurance claims, administration of the bank account/s.

- Major Works
- Obtaining competitive tenders
- Writing to all leaseholders with quotes
- Instruction and supervision of works
- Court / Leasehold Tribunal Attendance
- Giving evidence or attending court concerning recovery of service charges or compliance with lease covenants etc.
- Planning improvement or other grant applications
- Insurance valuations
- Leasehold Queries
- Responding to leasehold queries and copy and supply information from the files relating to the sale of a property, for which we shall refer to the standard Law Society Questionnaire.
