Finding a property

  • Sherwoods lettings negotiators are here to assist you with finding a property to suite your needs. We aim to update our site daily, but please call or email us with your particular requirements, or click here to register. We are then able to update you as and when new properties become available. We suggest you start your search for a suitable property six weeks prior to your move date. All viewing are accompanied by a member of staff, and subject to the occupants permission we shall arrange a viewing to suit you, during our regular opening hours, and answer any queries that you may have.

    Having decided on a suitable property you will be asked to complete an application form along with a credit referencing form. At this time we shall provisionally agree a start date and duration of the tenancy. Upon application you will be required to lodge a holding fee, which will secure the property whilst we undergo our referencing procedure. The holding fee generally equates to half of the first months rent and assuming the tenancy goes ahead will be deducted from any initial monies due prior to the tenancy commencing. Should we decline your application, the holding fee will be refunded (minus the credit check fee). It will not however be refunded if you decide not to proceed for any reason, or if the tenancy fails to commence due to inaccurate information provided in the tenancy application.

References

  • References will be taken on behalf of the Landlord and will include employer, former landlord (if applicable) and a character reference. Self employed applicants may also be asked to provide a reference from an accountant, and will need to show accounts for the last three years.

Rents

  • Rents in general are normally quoted on a calendar month basis. In addition the tenant is usually responsible for all outgoings, i.e. Council Tax, Water, Gas and Electricity and telephone charges if subscribing. Rental payments are made in advance, on the first of the month (unless alternative arrangements are agreed prior to the tenancy commencing).

Deposit

  • A deposit is required prior to occupation, this amount could vary but is normally equal to one and half months rent depending on the individual requirement of the landlord. The deposit is held to cover any breakages, damage or other tenant liabilities and must not be used to cover the last months rent.

Tenancy Agreement

  • The Tenancy Agreement will be drafted prior to the commencement of the tenancy, all tenants will be required to read and sign the agreement. This is a comprehensive document and we endeavour to provide all tenants with a draft copy in advance of the move in date, in order that they fully understand the contractual obligations they are agreeing to.

Administration Fees

  • Our fee prior to the tenancy commencing is £100.00 plus vat (£117.50). The credit check fee is £30.00 plus vat (£35.25).

    You will be sent an invoice for monies due prior to the commencement of the tenancy that will detail all monies due, ie. rental in advance, deposit, administration and credit check fee.

End of Tenancy

  • At the end of the tenancy we shall expect you to surrender the property is the same condition in which you accepted it. Please ensure that any furniture or furnishing are returned to the place in which they have been listed on the inventory. Failure to do so may result in an excess charge being levied if we have to hunt items down whilst checking the inventory. Our termination charges are £30.00 plus Vat (£35.75). Should it be necessary for us to make further inspections to the property, or arrange remedial works on your behalf, further charges may be made.

    We want you to enjoy the experience of letting through Sherwoods, all our homes are of a high standard, meeting with current health and safety legislation. With renting a home come responsibilities and tenants must keep within the terms of their rental agreement. Generally speaking this means rent should be paid in full and on the due date, good care taken of the property with tenants and visitors behaving responsibly. Permission granted for access when needed and requests be made for any repairs or extraordinary occurrences. Tenants are asked not to leave their properties empty for long periods of time without first notifying their managing office.
